Over the next 7 - 10 days our estimator will prepare an itemized ‘Budget’ quotation for your New Homes Consultant to present to you at the next pre – arranged meeting.

1. Request a quotation.

2. Acceptance of the quotation.
If you are satisfied with your ‘Budget’ quotation, and depending on whether the plans are yours, ours, or require further work, we now require an initial deposit and for you to sign a Housing industry Association (HIA) Preliminary Services Agreement (PSA). This Deposit/Agreement helps the process continue to plans, engineering, council approvals etc and a possible tender period. The cost of the Preliminary items will be included in your Contract Amount and the deposit will be deducted from your first contract claim.
If you have not already organized your finance, now is the time to begin.

3. Plan preparation.
Our Drafting department prepares the architectural drawings, including any requested amendments. These usually take 7 – 10 days and once complete we contact you for another appointment to present for your approval and signature.

4. Plans to council.
Once you have approved the plans, we send them to Council for their approval. Your Client Relationship officer will now take over and liaise with you during this time.

5. Estimating & final quotation.
During the Council approval stage our Estimating Dept. will get quotations from our select suppliers, do take-off schedules for areas of Bricks, tiles, Paving etc. and prepare a comprehensive estimate for your new home(s). You will then receive an itemized ‘Fixed Price’ quotation. This stage will usually take between 2 – 4 weeks depending on whether you require us to obtain a full Engineers Footing Report, Structural Steel & Timber framing Designs prepared as part of the PSA.
Note: If some items of the Design have not been completed it may be necessary to have a ‘Prime Cost’ allowance for these items included in your Quotation, these will either be replaced by a Revised Quotation or a Variation to the Contract, depending on whether you have signed a full Contract at this time.

6. Contract signing.Depending on whether the process has been with your plans or ours, Regent Homes prepare a final set of construction drawings, which will incorporate possibly your selections, any variations, council requirements etc. these drawings together with the HIA Building Contract and Specification, now need to be signed. If you are using a lending Authority, they will require a copy of these documents to process your loan application, we provide this copy. Any balance of deposits are now due and are deducted from the Contract Price.

7. Colour selections.
Whilst the plans are in council, it is the time to start and complete your selections. This will be done with Our 'Key Suppliers' . Once you have completed the appointments (kitchen, ceramic tiles, electrical layouts etc), a selection will be arranged with our coordinator, who will advise of any credits or debits, and advise you of how the council approval is progressing.

8. Construction.
Construction of your new home will commence when Regent Homes has received and checked that it has:
1. Council Approved Plans
2. Contract’s Signed and conditions met
3. All Selections Complete and Variations signed
4. Written authority from your lending institution
5. If using private funds, proof of ownership (title) and relevant documents signed (owners capacity)We will also then arrange a site meeting to meet your Construction Supervisor and you will obtain his mobile number given our Building Managers details.

9. Completion / Taking possession.
On completion of your new home our Construction Supervisor will arrange a “Pre-practical completion” meeting approximately 14 days prior to handover, to discuss any minor issues. When you are satisfied with your new home and we have received final payment, we present you with your Handover Pack and your personal keys.

10. Quality control.
Prior to the expiry of your 3 month maintenance period, if there are any minor repairs that need attention, please complete the form provided and return to our office. On receipt our maintenance officer will contact you to arrange a mutually convenient time to attend to any matters.
